Well, there isn't much to tell about my technique.
The audio is made by an iPhone 6s+ and I placed at directly at the door.
The reason why it is so clear: the couple entered the room around 6 in the morning, so it was more than calm on the floor and the room was far away from the stairs where noise could possibly have been. And the couple themselves didn't want to hide their lust.
That's it! Right place at right time!
